We accept deposits of 5 weeks rent and you will have to pay 1 weeks rent as a holding deposit. There is no fee for any extra tenant or guarantors, company fee stays the same at £400

How to secure a property for rent

Now that you have found your perfect home you must fill in a Tenant Application Form. Please note you must also bring with you the following documentation:

  • Two utility bills from your current address
  • Photo ID

Frequently Asked Questions

Tenants wishing to rent one of our properties must be referenced to ensure they can meet our criteria e.g. affordability of the rent. Once the application paperwork has been completed and the relevant documentation proof provided the referencing process will be initiated.

All of our references are carried out by a company called Rentshield Direct. The reference procedure will look at the following:

  • A Credit Assessment
  • Employment History
  • Proof of Residence
  • Previous Landlord reference if applicable

A damage deposit is taken to protect the landlord from damage to the property which falls outside of normal wear and tear. The money is taken at the beginning of the tenancy and paid into The Deposit Protection Service for your protection. The money is fully refundable, however should there be a dispute upon the final inspection that cannot be rectified it can be taken to Dispute Resolution. The Dispute Resolution service will look at all evidence before deciding what amount will be deductible, if any, to the landlord.

Your damage desposit is refundable ONLY when

  • Proof of final bill payments are provided (Gas, Electricity, Water, Council Tax etc)
  • Property and items are as per ' Inventory Standard' at commencement of tenancy

If your reference comes back from Letsure that we require a guarantor, this simply means that your credit assessment has not met our criteria therefore we need someone to guarantee that we will receive the rent.

This person can be a friend but is usually a relative and must meet the affordability criteria subject to a minimum of £21,000pa. They will be referenced and will then be held liable if rent is not paid to us.

On the day you move in you will need to come in to the office at the your appointed time. Please allow up to 30 minutes for this appointment.

You will meet a member of staff who will go through the tenancy agreement which you will need to sign and agree to.

You will need to have paid in cleared funds:

  • One months rent in advance
  • Deposit - please refer to deposit guideline available on this page

You will then sign for the keys and it will be explained when the rent will be taken and your responsibilities to the property.

Property visits will take place regularly throughout your tenancy. It is to ensure that you are keeping the property to a good standard and also to address any concerns. A property visit takes approximately 15 minutes dependant on the size of the property. A property manager will look in every room and outside and will speak to you about any issues. You do not have to be present for the property visit.

You have certain responsibilities when you have secured a property. You must:

  • Pay all Utility bills such as Gas, Water, Electricity, Telephone and Council Tax
  • Allow regular inspections of the property
  • Report any maintenance and repair issues

You need to contact us primarily as the managing agent for the property and we will liaise with the landlord and contractors regarding any work to be done. A property manager will contact you to discuss arrangements for any work to be done.

All tenancy agreements are offered on an initial six month basis on an assured short hold tenancy agreement. Both Landlord and tenant are sent a letter asking whether they would like to continue the tenancy. If both parties agree, a further six months or monthly tenancy is arranged.

To end a tenancy one month written notice is required from the tenant subject to the conditions of the tenancy agreement.

Default Fees

Where rent is unpaid 14 days after it is due, interest at Bank of England Base rate plus 3% will be charged. You can be charged the cost the landlord has to pay his lender if a mortgage payment is missed.

Where keys are lost, if we wish to assist you, we will charge the actual cost of a replacement if you collect it at our office. If we have to meet you at the property we will charge our time at £15 per hour plus the cost of the lost key. If the key is lost outside of business hours you must contact an emergency locksmith and pay the cost yourself. We have neither a contractual or statutory obligation to assist with lost keys. If you want extra keys for other family occupiers, you will have to arrange and pay for these yourself.

Damages for breach of contract

We may have to pay costs if you do not keep to the conditions of this contract. The law allows us to recover our reasonable costs from you. The costs you will have to pay are as follows.

  • If we send you a Section 8 Housing Act 1988 notice because you have broken this agreement, you must pay our reasonable costs of not more than £36, including VAT. We will not charge you for any covering letter.
  • If your Bank returns a cheque, standing order or direct debit unpaid, you must pay our reasonable costs of not more than £35 inc vat
  • If you do not respond to the letters about arrears, and as a result we or our agent have to visit you at home, you will pay our reasonable costs of not more than £50, including VAT. You can avoid that by keeping in contact.
  • If we have a genuine reason to believe that you have abandoned the property and we have to visit the property and speak to neighbours and authorities, you agree to pay our reasonable costs of not more than £50, including VAT. You can avoid that by keeping in contact.
  • Damage to the property caused by tenant neglect or neglect of persons invited to the property by the tenant you agree to pay the bill from the workman plus up to £50 admin costs for our time in arranging these matters.
  • Failure to keep appointments such as Gas Safety Inspections, periodic Inspections which had been previously agreed, unless cancelled no later than 12 hours beforehand you agree to pay an admin charge of up to £50 inc vat.
  • If you leave without giving notice you must pay rent for the period you should have given notice. This will be claimed against the deposit if possible.
  • Leaving early is a breach of the tenancy and you agree to pay the Landlords costs in reletting the property as well as all rent due under the tenancy until the start date of a new tenancy. These costs will cover the Landlords charges for the cost of advertising for new tenants, showing them around the property, conducting credit and Right to Rent checks, preparing a new AST and protecting a new deposit and arranging a new Inventory. These costs will be no more than the maximum amount of rent outstanding on the tenancy.
  • Where rent has been overpaid during the tenancy and we incur administration costs in dealing with its calculation and repayment a fee of £25 inc vat will be charged. This would be a breach of the terms of the tenancy as the amount of rent to be paid is explained in the contract.
  • If you lose your copy of the Tenancy Agreement we will provide a copy for £6 inc vat
  • You will be responsible for any reasonable call-out charges if you wrongfully ask for a workman to come to the property, and this is due to incorrect information or against our or our agent’s advice. The most you will have to pay is £ 52.87, including VAT.
  • You will pay our reasonable legal costs as ordered by the court if we have to evict you for rent arrears, or for failing to leave at the end of a s21/form 6a notice.
  • We will provide future landlords or Letting Agents with a reference about how you conducted the tenancy, we may make a charge to them of £25.
